Common Area Policy

a. Members may use the common areas within Madera for private events providing they care for and restore it to its pre-use condition before leaving it.

b. Members who desire to use common areas for private functions must obtain written authorization from the MHA Board and agree to the following use conditions:

  1. Events will not extend past 9:00 p.m.
  2. Music and amplified microphones must be kept at a moderate level so as to not to disturb neighbors
  3. The MHA will not allow gates to be left open for an event. An attendant should be used to provide entry for guests.
  4. Vehicles must be parked in either your driveway or designated visitor parking areas
  5. Madera Streets may not be blocked. If a large number of vehicles are expected, we recommend that a valet company be used with offsite parking. Parked cars must always be positioned to allow emergency vehicles access.
  6. Garbage removal and clean-up must be completed immediately upon conclusion of the event.
  7. All temporary event structures and equipment must be removed no later than 12:00 p.m. on the day following the event. This includes, but is not limited to, tents, portable restrooms, tables, and chairs.
  8. A banquet permit is required if alcohol is to be served. The homeowner is responsible for ensuring all applicable laws are met regarding alcohol consumption. Absolutely no underage drinking is allowed on Madera property.
  9. The Garden Committee will turn sprinklers off at least 24 hours prior to the event.
  10. Any special arrangements for the gardens should be coordinated with the Garden Committee. Costs for extra work to be performed by the gardeners, including remedial work necessary following the event, will be the responsibility of the homeowner.

c. In the event the Member does not restore the common area used to its pre-use condition, the MHA Board will hire third party resources to restore the condition and charge the using Member for their services.

d. Members may not use common areas for personal purposes such as disposing of yard waste or storage of personal items such as yard equipment.
