Proposed: Rental and Lease Policy

a. If property is leased or rented by the homeowner, the homeowner remains fully responsible for the occupants' compliance with MHA CCR's and Policies.

b. In accordance with the Association's CC&Rs, which restrict the use of properties to single-family residential purposes and prohibit commercial use, the use of any lot for short-term rental purposes (defined as fewer than 30 consecutive days) is strictly prohibited. This includes, but is not limited to, arrangements facilitated through Airbnb, VRBO, or similar platforms.  Short-term rentals are considered a commercial use and are inconsistent with the residential character of the Madera community.

Proposed Changes Summary

• Renamed title of section
• Policy structure updated to align with the format of other MHA policies
• New Section (b) added to prohibit the use of properties for short-term rentals, as requested at the May 2025 Annual Meeting.
